ClosingPack is now live in Atlanta

We're accepting our first 25 real estate agents in Greater Atlanta. Here's why we picked Atlanta, who we're recruiting, and what we're going to learn from this first cohort.

Why Atlanta first

Atlanta is the right launch market for ClosingPack for four reasons.

The volume is real. Atlanta is one of the top five US metros for new home transactions and has been one of the top three inbound migration markets for three years running. The post-closing spending window is concentrated here. New buyers move to Atlanta from Chicago, New York, and California without local vendor relationships, which means they need recommendations more than the average buyer.

The agent network is strong. There are roughly 16,000 active real estate agents in Greater Atlanta across all the major brokerages (Coldwell Banker, Compass, Berkshire Hathaway, EXP Realty, Atlanta Fine Homes). The strongest of these agents close 30 to 60 homes a year and have built personal vendor networks they share with clients today, informally. Those are the agents we’re looking for first.

The vendor density is high. Atlanta has a deep bench of home service vendors who serve the residential market: painters, cleaners, movers, landscapers, HVAC companies, roofers, handymen. Many of them are already getting informal referrals from real estate agents today. They’re going to be the easiest to invite into a more formal arrangement.

We have ground truth here. LoadUp, our junk removal marketplace, has been operating out of Atlanta since 2014. We have ten years of operational data on the post-closing customer, the vendor side of the market, and the agent relationships that drive a meaningful share of demand. We know this market the way you know it only after running a real company in it for a decade.

Who we’re recruiting

This first cohort is being recruited personally. We’re not running ads. We’re not doing list-buys. We’re inviting agents one at a time, mostly through warm introductions from people we already know in the Atlanta market.

The profile we’re looking for:

  • Active producer. 15+ closings a year. Doesn’t have to be top-of-the-market; has to be someone whose pipeline is real, not aspirational.
  • Has informal vendor relationships already. If you don’t already have a painter, cleaner, mover, and handyman you’d recommend without thinking, ClosingPack isn’t going to help you. We’re formalizing existing relationships, not creating them from scratch.
  • Comfortable with disclosure. Every booking page openly tells the homeowner that vendors pay a monthly placement fee. If you’re squeamish about the transparency, this isn’t for you.
  • Willing to give feedback. We’re shipping the product weekly. The first 25 agents are co-pilots, not customers. We’ll be calling you and asking what’s broken. We’d rather have 25 honest agents than 100 quiet ones.

What we’re going to learn

Honest version: this is a launch, not a victory lap. We’re going to learn a lot in the first 90 days, and some of what we learn will be uncomfortable.

What we expect to learn:

How many vendor invitations does the average agent send. Our model assumes 8 to 12 vendors on a typical pack. The first 25 agents will tell us if that’s right, low, or high.

What vendor categories matter most. ClosingPack currently lists 30 categories. We expect 5 to 7 of them to drive 80% of the volume. The first cohort will tell us which.

Where the seller-side use case fits. Some agents told us they want a separate pack for their seller clients (pre-listing prep) versus their buyer clients (post-move-in). The current product works for both but doesn’t differentiate. We’ll learn whether agents need separate packs or one is fine.

What homeowner experience actually converts. We have hypotheses about which design elements drive booking requests on the public pages. The first hundred homeowner visits will start telling us.

Where the legal posture needs reinforcement. We’ve structured ClosingPack to be RESPA-clear by design, and we’re getting an opinion letter from Seyfarth Shaw to back up our framework. But the first cohort might surface state-level disclosure questions or brokerage-specific concerns we haven’t anticipated.

We’ll write about what we learn here on the blog. The goal isn’t to look smart. The goal is to be useful to the next 25 agents we onboard.

A note on vendors

If you’re a home service vendor in Atlanta and you’ve been hearing about ClosingPack from an agent who invited you: yes, this is real, and yes, you should apply.

The model: you get a slot on the agent’s pack for 45 days free. After that, the slot fee is $49 to $199 a month depending on your service category. Roofers and painters pay more; handymen and cleaners pay less. Either way, the slot pays for itself the moment one referred homeowner hires you for an average-sized job.
